How do real estate agents pick and refer roofing and construction contractors?

Generally I refer those I’ve worked with in the past who did great work, finished the job on time at or below quoted price and who were respectful of requests by myself or client (I.e. making certain gates were closed so dogs didn’t get out, not playing loud music, not disturbing the neighbors, doing a thorough cleanup afterwards, etc.).  I’ve also used others who were highly recommended by agents in our brokerage when my “go-to folks” were not available. 

I work for Beiler-Campbell realtors who have been the local agency here in beautiful southern Chester county for over 40 years.  As agents, we are constantly referring contractors and service providers to both sellers and buyers alike.   Over the years, our offices have a compiled a list of companies that we refer based on our agents experiences with these providers.  We review this list a couple times of year and update or change as needed.  Personally, I have lived in this area most of my life and have had many opportunities to meet these service providers.   I like to refer based on 1) my own experiences 2) Quality of work 3)Price.

I think it’s the same as any other referral- experience with the contractor is what I go on. 

Word of mouth goes a long way.  Ask your previous clients for reviews, and follow up on any posts in your local Next Door app and other online communities.

Roofing issues typically come up during escrow after the potential buyers have done inspections.  If either the buyer or seller doesn't have a preferred roofing contractor, then I will refer or ask other agents who they recommend. One of the primary items a buyer looks at is the roof. In some cases, tenting the structure for termites will damage the roofing. The seller then needs to repair, replace, or credit the buyer. Solar is another big area and since the panels are 20 year, often a roofing job has to be done prior to installing the panels. Network with those types of companies.  To spread your brand, see if you can attend one of the Broker Caravan sessions for realtors where they allow various vendors to speak about their trades (we do that all the time here in San Diego).

The best way to choose a service professional is from personal experience or from referrals from people you know and trust.

I refer roofers and contractors from my list of vendors. These businesses are owned and managed by people with whom I'm familiar and am confident about their quality, professionalism, etc. 

I find contractors through referrals from my brokerage. I also have several that I have previously worked with. Pricing is important and second only to quality of workmanship. If you do stellar work, complete the job on time and at a fair price I add you to my list for future clients. 

From a list of contractors and roofers that have called or contacted us with  their information.

We try to use local when possible who have given good service in the past and have good references in the community.
