What gives some real estate agents that top producing edge?

I speak to a lot of realtors and brokers every week. Most are closing 20-40 transactions/year, while some others close 80-100+. What makes these higher closers more 'successful' - is it a certain approach, work ethic, tools/resources? Definitely interested in hearing what you guys think!

I would say that it's safe to assume that any agent doing 80-100 transactions per year is part of a team and those numbers represent the production of the team. Many teams will use all of the sales for each member and attach them to the team leader's sales stats allowing the team, and the individual agents, to claim that high number of transactions. I doubt that any single agent with no team is doing 80-100 transactions in a year.

Top producers will not have the time to personally cater to all aspects of a transaction, and will be there to sign the listing contract. After that, most of the transaction is done by junior associates or assistants. For quality and personalized service, find someone who is not only interested in the number of transactions and resulting $$$, but someone who will be with the seller from the start to end, every step of the way.

It is simply being more organized, having a great team work effort and investing in a lot of resources. In other words its all about having a well oiled machine that works perfectly. First and foremost you must you must know what you are doing which means you are well educated in the industry and also very well experienced to be closing 80-100+ transactions annually !

Its all about systems and technology , organization, planning and oh...did I mention systems and technology???

No different than a small organization using manual labor to make..... Oh let's say soda. If they manually have to handle the line and watch every bottle (WOW.....I just had a flashback of the opening song of Laverne & Shirly) vs. having technology and systems take over much of it for them, the productivity is much less.

Additionally, the broker and the company supporting the agent has to be in line with this too... Agents are held back by the Paperwork and process and procedures of the broker or the real estate franchise they are with sometimes.

As much as I feel I am tech driven, I NOW SEE how others all over the country are doing it within the company I just came over to "eXp Realty" and realize... I was so far lost in the dark ages of technology.

I have learned more in the last 2 months than the previous 5 years of trying to update and make my business more tech friendly.

Last year our team closed 125 transactions. We have learned what works and what can cause a transaction to not close. There are many systems we have to streamline our process, and we spend time weekly to fine tune areas that need improvement. Being consistent is also a strength. We do what works and we repeat it. We do have a strong work ethic and we answer our phones when it rings. More importantly we love our profession and enjoy doing it every day. Name recognition is also an important area. We have been in selling in our market since 1997 and people know our name. Lastly we all have a role in our team which allows us to specialize in our area. As Leah Hollenbach says "talent to task". I truly feel that we are the best of the best in our market.

I do not think realtors closing 40 transactions are less successful than realtors closing 100+ transactions a year. The real success is the true perception your clients has in you. Do they write you thank you letters, do they hug you when they complete a transaction with you? Do they miss you once the transaction is finished? Do they keep sending referrals to you? There are many ways to reach to the top producing edge, but it is the impression you leave behind. For the ones that really care and put their hearts into each transaction numbers will chase them, others chase the numbers.

The answer is definitely all the above and more. I have a distant cousin, Scott Bedbury, who authored a book entitled "A New Brand World." He has a bit of credibility on the subject as he was in charge of marketing/advertising at the time of the launch of both Nike and Starbucks. Companies that are not timid when it comes to marketing and brand promotion. In the book, Scott, revealed his definition of "brand." It is his stated belief that a brand is "the sum total of all customer/prospective customer exposures to your company." Through all my own years in sales/marketing/advertising I have espoused the same philosophy but until reading Scott's book I never had a way to express it so succinctly and so clearly. The business of real estate is no different than any other business. All that we say and do, all that we imply or allow to be inferred, affects our brand, whether that is a personal one, that of a team, a local brokerage or of international presence. As the adage goes, "one never gets a second chance to make a good first impression," but that initial positive impression needs constant reinforcement to gain and maintain brand loyalty.
