About Us

I have lived in Brevard County since 1988 as a teacher. Mi knowledge of the Palm Bay and Melbourne areas including the Beach Areas is extensive. I first entered into Real Estate in 1995 during the 10% mortgage years and homes just were not selling. I held other jobs and also as a New Home Sales Consultant from 2002 and reactivated my Real Estate License in 2004.
Finding the home for a family is my greatest passion and the achievement that is felt when they actually close on their new home is just an amazing feeling.

The only mortgage that can possibly come up for a due pay off is a term mortgage. they do not usually renew. But if I were you, I would move it to a fixed rate ASAP. Well of course I would question it and see how I was treated on the phone by the person on the other end. Then I would look up any complaints about both companies and then if I still had questions, call a lawyer for there advice. But the truth of the matter is, some companies have a re pore and good outcomes with one or two companies in an area or state and they give them all there business.

Commissions are always negotiable. I ask for 6% and if I bring the buyer I will take 5%. But I also like to ask the seller to condsider a bonus to the selling agent if they demand a 5% or lower commission of at least 1/2 % or 1% of the selling price. I never suggest that my buyers wave the right of inspections and appraisals even of cash. Buyers have the right for all being they are paying for it.  Any seller that takes an offer with no contingencies if cash, to me means they are hiding something. If they produce a home inspection report that includes every thing including the worthiness of the HVAC system by a licensed VAC company then fine. But buyers have aright to speak with the inspectors. Now as for a Loan Officer speaking to the listing agent has never been a practice I have ever heard of. If I am the listing agent, it is he responsibility of the buyers agent to make sure that loan person knows what they are doing. Ex, never trust a broker/ selling agent that all of a sudden now tells you the following she just found out will not covey with the sale, and that the home is under a reverse mortgage upfront, and the will not contact the bank or entity about fixing items that the owner never did. Walk away from it as soon as the broker starts with  the first surprise.
