Whether that experience comes from ride alongs or doing inspections on your own (if allowed in your state). Inspection groups on Facebook can provide you good information, as well as help you think through the different issues other inspectors are finding in their inspections.  There are some very knowledgeable inspectors that post and also respond to posts in these groups. Take as many practice tests as you feel you need.  The test questions don't really mimic the manual, so train your mind to work through scenarios.

(more) Building relationships is what we all do when we are in a business that relies largely on referrals. Building a relationship involves helping someone with a problem or doing something that helps them. A relationship also means getting to know each other.  Getting referrals from others is always the result of building a relationship, whether that relationship is built over time or is built in a matter of a few hours, the result is the same. We have done something for someone, something that they needed, and we have their trust so they refer us.  Hence we network to maintain and grow our business. Networking is not only through forums, such as this, but is mainly in our every day activities of doing business. And if we are honest with ourselves, the main goal is to obtain clients, doing something for someone or providing something they need that helps them is a personal benefit to us as a result of the main goal, Increasing clients and business growth.

Over dressed. I believe that showing up at an inspection looking like a banker would create a large question mark in the mind of the client.  "Is this guy really go into the crawlspace and attic? Doesn't look like he will get his hands dirty." Dress nicely, but appropriate to the job we do. Can... (more) Over dressed. And treat their money as I would my money. A home buyer is usually nervous about their prospective purchase. A very big decision for most people. I am always mindful of their position, treating them with respect and kindness. I give them my all when inspecting their future home and respect the fee they pay me. I am not concerned about how many inspections I can do in a day, so I can give folks the time they need. It is their hard earned money, they deserve to receive what they pay for. I include some things in my inspection that many inspectors either don't provide or charge an additional fee.  I also, provide some ancillary services, such as sewer scope so clients don't have to hire another company to come in. A one stop shop situation.

OSHA, MSHA, and the company's safety regulations were more than polite requests. Safety training and implementation was involved in everything we did. Safety was drummed into every employee from bottom to top. It became a culture. Second nature. Leadership is key. No leadership at all levels and there is not much success. And yes the bottom line really is money. A successful safety culture adds hugely to a company's bottom line. Insurance premiums reduced, lower workers comp rate, etc. An accident can easily reach $1,000,000.00 when all said and done. How long does it take to recover that loss when net profit from operations is roughly 5% ? But most importantly, no one wants to be injured or dead.
