What Would You Charge for Commercial Cleaning Services?

I haven't done commercial cleaning and I am at a loss. What would you charge for the the cleaning of an office building 5 000 sq ft 3 times a week, 16 stalls toilets, 6 sinks, dusting, vacuuming, dust window blinds, window sills, dust and vacuum 20-30 cubicles, lunch room? I will provide equipment

Well there is a great question!! Consider base costs you can not escape. Minimum wage, insurances, solutions, equipment, taxes state, federal and city then there is the amount of time it will take. On average it takes an hour to clean 5,000 square feet on a 5 day a week account. On. 3 day a week account it's in between 2,000-3,000.

So ask a few more questions. Do the clients spend more than 8 hours a day there? If they live there all the time it will be dusty. 70% of dust is exfoliated skin. Do you start past 9 pm?(Cleaners get tired and will be slower after 9) Can you compare this account with any other account you clean? 16 stall bathroom is big. That will require more time than is standard. What is the scope of work? If cleaning the dishes and putting them away every day or cleaning out the fridge every week is an additional cost. What do the bathrooms look like? Is there hard water or calcium buildup on the porcelain toilets and sinks? These will take longer to maintain.

Ok there is a lot of questions. So bottom line most companies charge 20-26 an hour. I always figure out all these time issue questions then figure out the other business costs. That should get you closer to a fair price.

I always ask the future client what they pay. If it's super low. I tell them right away. Most all of my new accounts are 10-50% more then they currently pay. My thought is im not going out of business serving people and taking care of their needs. I've seen at least 6 companies go out of business because they did low balling bids. You may get the work that way but it will waste your most valuable resource. That is your people's time.

Rates are always hard to determine. There are area differences that will make them different, my area may have a higher cost of living than your area So our prices will differ. How I would attempt to figure it out is. How long will the service take to complete. What is the cost and amount of materials needed to complete the service. How Many employees will I need to complete the service in that time frame. How much I pay my employees for that time frame. What ever other expenses I may have with that service. Then attempt to add some profit on top of that margin. So now do I charge by X amount of $ a Sq. Ft. or do I charge Hourly.

When I do a Cleaning Service its an Hourly Rate with Supplies Included, now the rate varies from the type of service they request. They may request a Light Cleaning, Medium Cleaning or they may request a Heavy Cleaning the rates for those are different because of the involvement it takes to complete each service.

For Carpet Cleaning like most Carpet Cleaning Companies that is generally charged by the Sq. Ft. and the local going rates. That may be $.30 a sq. ft. or it may be $1.30 all depending on your service area.

I will email you tomorrow on how to bid on Commercial Cleaning. I'm going to write it out step by step. That way you could look at theformula and go from there, it's really easy.


The cleaning quote is calculated with these factors in mind:

1. What are my costs then convert that to an hourly basis including the overhead and profit

2. What is the scope of work at this office?

3. How long will it take daily to clean the office?

Then your hourly rate is multiplied by the number of hours it'll take to clean giving you your cost to clean.


How many hours a day are you working? That plays a big part with your price. Sample: if you're working 6 hrs. a day and 3 days a week, you want to multiply 6 hrs x 3 days = 18 hrs. a wk. Now multiply 18 hrs. x 52 wks. = 936 hrs. annually. Take 936 (divided) by 12 months = 78 hrs. A month. Now take the 78 hrs. x (how much your charging by the hour) let's say $15.00 hr. = $1160.00. This is what you will charge them. Now, if you want to you have to add in your taxes like payroll tax, sales tax and your overhead fee. Now if it just you, don't worry about the taxes, but always add a little more. Always let them know that your bid is negotiable. I hope you understood the formula. Good luck

Rob is right. Unfortunately, for the bigger jobs I have a tendency to under bid. This is not good on several levels.

I'm sorry, we do not provide this type of service. We rent out portable restrooms and large construction dumpsters. Sorry I can't help.
