Home Staging Professionals - Why does home staging work?

I'll answer your question in a different way.  If it didn't work, then developers of new homes would not go to the expense of creating model homes that are completely staged to the 9's, and all the homes on HGTV would not be staged after remodeling is completed.

A staged home presents much nicer than an empty home. An empty home appears smaller than it is and presents cold. Proper staging presents the home as warm and inviting. People can better visualize living in a staged home compared to an empty one. I hope that this helps. Staging isa cost effective also.

Home staging is an appeal to the emotional connection created between people and spaces. When all of our senses are engaged: smells, design, lighting, texture our mind agrees with the surroundings. How do you feel when you walk in a model home? Could you see yourself living there? Why? The psychology behind our home purchasing decisions often comes from the way we feel inside a space, add good marketing photos with great lighting and we can virtually create that same impression.

As a real estate broker and home stager I've seen these statistics payoff firsthand. Staged homes sell for more money, more quickly and with lower concessions.

As a realtor, I think the first impression of a home when people view is very important.

I am also a designer, so when seller is presenting their home, I can work with them to remove unwanted clutter, or furnishings, sometimes even doing small renos, or painting.

But for new builds, or vacant homes, seeing properly staged homes helps people to get a feel for the space and what it can handle. If budget is an issue, staging main ares, at least helps, or now some photographer scan VIRTUALLY stage a room from a photo. In a tight market, every edge over competition helps.

Sometimes, if seller cannot afford staging for several months, if they only do a couple, at least the photographs on listing offers an indication of what it COULD look like.

Homes with furnishings sell faster than homes without.  Home staging works for two reasons: (1) an empty room appears smaller than it actually is, and (2) a room staged with minimal furnishings makes it easier for the buyer to conceptualize how it will look with their possessions.

I agree with the HGTV concept of showcasing the potential of the property - Dress for Success!

Buyers today are confirmed and attracted to “Move-in Ready” homes.

I often hear buyers ruling out a property due to what they believe as being “too much work”, when often the problem is that the space did not show well or just needed a thorough cleaning. Spending the time to “clean up and dress up” (the property) often equates to less time on the market and more money in the seller’s pocket.

In my estimation: "Staging" power puffs a property towards the best it can be.

It shows how the house can look. (or should)

Updating a kitchen or bath does improve marketability in a property, but it is the little decorating touches that really "Wow" the buyer and make them want to put in an offer.   Without furniture, even an updated home can be plain.   Staging really will make the offers come in quickly and for more money.

Helps people to visualize with their furniture might look like.  Usually the staging furniture is in better condition than some homeowner.  To help create a fresh new look.
